How Notice Periods Work in Ireland
Under the Residential Tenancies Acts, both landlords and tenants must give written notice before ending a tenancy. The required notice period depends on how long the tenancy has lasted and whether you are the tenant or the landlord.
Landlord Notice Periods
Landlords are required to give significantly longer notice than tenants. For tenancies that have lasted more than 3 years, landlords must give at least 196 days' notice, rising to 224 days for tenancies over 7 years.
Tenant Notice Periods
Tenants have shorter notice requirements. After the first 6 months, tenants must give 90 days' notice, increasing to 120 days for tenancies over 2 years.
March 2026 Changes: Tenancies of Minimum Duration
From 1 March 2026, new tenancies are classified as Tenancies of Minimum Duration (TMD) with a minimum term of 6 years. During this period, landlords can only end the tenancy on very limited grounds (such as sale of property or personal use). After the 6-year minimum period, standard notice rules apply.
Key Requirements for a Valid Notice
- Notice must be in writing
- It must state the date of service
- It must state the termination date
- Landlords must state a valid reason for termination (one of the grounds permitted under the Act)
- The notice must be signed and include the landlord's or agent's name
